Over the last forty years, my business needs have necessitated moves across the country and overseas. I have moved on an average every four to five years. We had been looking on and off to buy a house for four years, trying different agents, when we decided to use David as our Buyer’s agent. There are a number of areas that we appreciated working with David. First, in viewing houses, he helped us to see the pros and cons of a property, that we would not have seen, without ever trying to influence our decision.. Second, we had a very narrow perspective of what we wanted and how to go about our search. He encouraged us to broaden our thinking by showing us properties outside of what we thought we wanted, and just the process of going to more houses was educational. Third, he was very patient as we rejected every property over a 9 month period. I think he was more optimistic we would find the house we were lookin for, than we were. Fourth, David and Suzy were always available and responsive as well as supportive throughout the process. When it came to making an offer and the ensuing administrative process, they were extremely helpful and professional. The house we purchased was a bit of a unicorn, but it is the perfect place for us and we love it. It did take us visiting it 4. times in six days with David to make the decision! We had been looking for a house for four years, on and off, utilizing a number of agents, when we decided to use David as our Buyer’s agent. We appreciated a number of aspects in our working relationship. First, David was able to point out pros and cons, many of which we would not have noticed, without ever trying to influence us to make a decision. Second, we went into the process with narrow perspectives of what we wanted and the process of visiting houses. David encouraged us to broaden our search criteria, but what was helpful to see many properties that helped shape more specifically what we liked and didn’t like. David started by touring our house to give us advice months before we were planning to sell. He brought in a stager as well who gave us advice as to what to change and what to update to make our home as attractive as possible to potential buyers. He did everything necessary to help us get our house ready for market including helping establish a reasonable selling price based on neighborhood comparables. He helped us work out the best date to put our house on the market to time for a strong spring demand from buyers as well as helped us work out a plan for renting back the house as we wanted to stay until a date somewhat past our closing date. Communication may be my most sought-after attribute when selecting a realtor, and Dave and Suzanne did not disappoint. They are agile and quick to turn anything around. For example, the buyers of our home made several requests throughout the process, requiring David and Suzanne to quickly create legally-binding documents. My wife and I bought a home with Dave Lloyd and his team in North Arlington in early September. We spent a lot of time this summer going to open houses in the north Arlington area on our own. We met David Lloyd at one of these open houses and he seemed friendly, totally laid back/non-pushy, and most importantly, had an encyclopedic knowledge of real estate in the area. Our experience with Dave and his partner Suzy was great -- they patiently showed us a huge number of houses in the area, and when it came time to negotiate they were very helpful, trying to get us the best deal without any pressure to get the deal done. They have also been extremely supportive since we moved in -- since this is our first home and we were new to the area, they gave great recommendations for various home contractors (lawn, fencing, locksmiths, etc) that have all worked out really well. Working with David Lloyd and his team at Weichart was a joy. We were first time home buyers, so we were not well-versed in the finer points of real-estate. We wanted to find an agent who would listen to our goals, help us understand our options, and explain them to us in plain language. We found such an agent in David. Even before we signed on with him, he met with us to discuss the market in Northern Virginia and develop a strategy for finding the best house for us. For the next few weekends, he developed well-organized house hunting trips to show us what was on the market and demonstrate the trade-offs we needed to consider given our budget and goals. David had a good ear for translating our occasionally incoherent feedback into ever more fruitful trips. By the third weekend, we found the perfect home for our needs, and that's when David's talents really came to the fore.
Buying a home in Arlington is a competitive process. There were 5 offers on the house we selected, but David helped us structure our offer in an appealing way. He talked us through some strategies to make our offer stand-out, and gave us honest assessments about the benefits and trade-offs of these approaches. Throughout the process, David was in touch with the seller's agent to make sure we stayed on top of their deadlines and requirements. After our offer was accepted, David helped us coordinate with the various actors (lender, appraiser, etc) involved in the process, and was available any time to answer our questions. What's more, he even brought us a bottle of wine at our closing. Our experience with David and his team was outstanding, and we highly recommend him to others.
